Virtus Reality Advisors Featured on Delaware Online: Hatzel & Buehler to Move to Delaware Corporate Center (2017)

Hatzel & Buehler, the nation's oldest electrical contracting firm, is relocating to the Delaware Corporate Center in Talleyville.

Established in 1884, Hatzel & Buehler currently occupies about 4,000 square feet at 2093 Philadelphia Pike in Claymont. Hatzel & Buehler own their Claymont facility and are currently marketing it for sale, according to an announcement from PernaFrederick Commercial Real Estate, a Philadelphia-based broker. 

A rental price was not disclosed. 

Upon relocating to 1 Righter Parkway in the Delaware Corporate Center, Hatzel & Buehler will occupy about 8,076 square feet. The company will be located on the first floor of a structure that was built in 1987 on an 8-acre site along U.S. 202.

Chester Charter School for the Arts (2016)

Virtus represented Chester Charter School for the Arts in a 10 acre land acquisition, this land will be used to build the first new school in the city of Chester in over 70 years.  Virtus was the only broker involved in the transaction and also brought in the developer to partner with the school which is slated to open in fall of 2017.

Quaker Park (2016)

Virtus represented the Landlord of Quaker Park in the lease renewal of Quaker Chemical.  Having just celebrated their 100 year anniversary on the site, Virtus was able to extend their 76,639 sf lease for over 10 years for a total lease value of $20,000,000.00.

Baldwin Tower (2016)

 Virtus represented the owner of Baldwin Tower in a lease with Delaware County for 20,563 sf for 10 years.  This lease capped off an very significant lease up of the property that allowed the building to be sold for $18,375,000.00 in 2016. 

Academy in Manayunk (2011)

Virtus represented the landlord in obtaining Academy in Manayunk as its lead tenant for its property River Park 2 located in Conshohocken, PA. Academy of Manayunk relocated its operations from the former St. John’s school in Philadelphia and leased approximately 71,000 RSF for a term of 15 years in a lease worth over $14,000,000.00. The process included lease negotiation, property rezoning, permit and approvals for campus expansion and additional parking facilities.
